What is included in the management services?
We handle everything for our clients! We consult with our interior design partners on furnishings, layout, and design, professional photography/videography, and use cross-platform advertising when bringing your home online to maximize its reach. We also use dynamic pricing strategies and software to maximize YOUR return, handle the guest experience the entire way through with 24/7 messaging and phone support, and have cleaning and quality control staff to ensure your property is taken care of, clean, and stocked with supplies as guests come and go. We don’t stop there – we assist investors with locating and purchasing lucrative STR properties by partnering with local real estate experts, we promote our properties through social media marketing to maximize their online presence, and also help our clients navigate changing STR regulations and permitting within their markets.
What do you charge?
Our management fee is determined on a case by case basis. Clients with portfolio’s of rentals will be considered for preferred rates.
Are we locked into a contract?
No. We are so confident in the services and value that we deliver to our clients that we do not require any fixed term contracts.
What areas do you service?
Nomad STR has a unique focus in Texas but will gladly consider other areas as well. Contact us for more information!
Can I still enjoy my rental for personal use?
Of course! You’re free to block off the calendar for personal use anytime you’d like as long as it isn’t already booked during the desired dates. However, if you’re only planning to rent out your home for a few weeks or months each year, our service might not be the best fit for you.
How is Nomad STR different from Airbnb and VRBO?
Airbnb, VRBO, and sites like Booking.com are known as online marketplaces where guests can find and book properties. Nomad STR is a vacation rental management company. This means we handle all the tasks associated with operating a short-term rental property on behalf of our owners. This includes listing your property on all the top marketplaces like Airbnb/VRBO, ensuring maximum bookings and revenue, and eliminating the stress of trying to manage it on your own!
